Rental conditions

  1. ARRIVAL / DEPARTURE SCHEDULE: our apartments are available (check-in) from 03:00 PM on the day of arrival and must be vacated (check-out) by 11:00 AM on the day of departure. Any alternative time must be previously agreed. Due to changeovers and the housekeeper cleaning the apartment for your arrival, you should not expect to have occupancy before the check-in  time .  We can easily  arrange  to  drop you off your luggage in our office (same building) but we are not responsible for any loss or theft of the left luggage.
  2. CHECK-IN SURCHARGES. Between 07:00 PM and 11:00 P.M. and between 8:00 A.M. and 9:00 A.M. there will be a check-in surcharge of €uro 30,00 (thirty) for each apartment, which has to be paid cash  immediately. Between 11:00 P.M and 8:00 AM the required check-in surcharge is €uro  40,00 (forty) for each apartment (to be paid cash  immediately). Clients arriving (any time) on Catholic Easter, Christmas (December 25) or New Year’s (December 31 or January 1) will be charged a check-in fee of Euro 40,oo (forty) to be paid cash  upon arrival.
  3. SELF CHECK-IN OPTION: if you go for the the self check-in option, no check-in surcharges to be paid, it is free any time you arrive. You will receive self check-in instructions ahead of arrival and the owner or his/her representative will come to meet you at the rented Property once you are inside, either on the day you arrive or on one of the following days
  4. ARRIVAL TIME  for CHECK-IN. As there is not 24/H reception at the Property, in order to arrange  check-in, Guests are required to let us know – AHEAD OF ARRIVAL -  their  estimated arrival time and/or train/flight details. Guests must be aware that otherwise  check-in is not guaranteed
  5. PASSPORTS: clients are required to give a photocopy of all  their passports (children included) to the key holder, when they arrive at the apartment
  6. CANCELLATION POLICIES. Should you cancel your booking for any reason, the following penalty will apply:  50% of the booking deposit if cancellation is made up to 21 days prior to commencement of rental period. – No  refund (0%) if cancellation is made 20 days or less prior to commencement of rental period.
  7. ALTERATIONS  (booking dates)  BY GUESTS PRIOR TO  ARRIVAL: Should you  reduce  for any reason  your rental term previously agreed and confirmed by us, the rental amount due ( stated in your  Booking Confirmation)  will be accordingly reduced only if new booking dates will be notified to us 21 days or more from your check-in day.
  8. NO REFUND is due to client leaving the located apartment for his/her personal needs before the rental term end.
  9. ALTERATIONS or CANCELLATIONS BY US. It is most unlikely that this will occur and in that eventuality we reserve the right to transfer you to one of our other properties, located in the same building. However, if this is not possible, we will cancel the booking and refund the money paid to us in full.
  10. SECURITY DEPOSIT. €uro 200,00 (two hundred) payable in cash on arrival and refundable on departure. It covers any damage caused to the property or its contents by client during the rental term . Damages will be evaluated by the owner and charged accordingly and will be paid no later than check-out.
  11. WHAT RENTAL INCLUDES:   - final cleaning charges – linen and towels (changed weekly) – appliances use – gas charges (for independent heating and warm water) – electricity charges.
  12. WHAT RENTAL DOES NOT INCLUDE: A) food and household provisions (all our units are self-catering apartments: however toilet paper and detergents for personal care (such as soap, shampoo, body wash, hair conditioner) are supplied in the rented apartments in moderate quantities, just for your arrival. Then they can be purchased at the nearby market. B) taxi or shuttle service from/to airport/railway station C) house help (optional – charged Euro 10,00 /hour) D) weekly cleaning (optional – charged Euro 50,oo) E) ROME CITY TAX (refer to point 13)
  13. ROME CITY TAX: Rome City Tax is NOT INCLUDED in the total rental amount – unless otherwise agreed - The tax is Euro 6/night/person. It will be levied on the first 10 consecutive nights of any overnight stay . It has to be paid locally in cash at check-in. Children under 10 years are exempt
  14. SUPPLY FAILURE. In case of electricity, gas, water, internet  wireless supply failure for which the National Italian Companies (ACEA, ENEL,  ITALGAS, TELECOM) are responsible, no refund is due to client by us.
  15. NUMBER of GUESTS. The number of guests in the rented apartment must not exceed the number agreed in the Booking  Confirmation (children and babies count as guests)
  16. PET ANIMALS. Pets are not allowed in the apartments.
  17. SMOKING. Smoking is not permitted in the apartment. Smoking will be charged a fee of Euro 50,oo
  18. KEYS: Guests will receive TWO  sets of keys at check-in. Guests must be aware that the loss of just one set of keys will carry a fee of Euro 150,oo in order to replace   the lock of the front door  for security purposes
  19. PROPERTY INFORMATION AND PICTURES: While we make every effort to ensure descriptions and pictures are accurately reproduced, You must accept minor differences concerning elements of comfort, decoration and furnishing. Please refer to the written description of the property. Some details and equipment you can see on the pictures as flowers, candles, some pieces of dishes … are not  provided on our regular arrangement. Some pieces of furniture and the colours of the fabrics may be different. We reserve the right to make modifications to the property specification that are considered necessary in the light of operating requirements. We reserve the right to alter furniture, fittings, amenities, facilities without prior notice
  20. LIABILITY  of  US  (PROPERTY OWNERS)  We (the  Owners of the Properties) and our staff  shall not  be responsible in any way for the death of or personal injury of you  or any person within  the property or its grounds unless this results from the proven negligence of us. We shall not be liable  for any loss, breach or delay due to any  cause  beyond our  reasonable control,  including,  though not limited to, act  of God, explosion, flood, tempest, fire or accident, war or threat of war, civil disturbance, acts, restrictions, regulations, by-lows or measures of any kind on the part of any governmental or local authority, strikes, lockouts or other industrial action or disputes or adverse weather conditions. In any such case we shall be entitled to treat the contract as discharged. We are not responsible  for noise or disturbance originating beyond the boundaries of the temporary accommodation or which is beyond our control. The owner is not responsible for any loss or damage to the guest’s valuables or personal items. Guests are encouraged not to bring valuables to the property
  21. LIABILITY of GUESTS: the use and occupancy of the rented property  is entirely at the user’s risk. The renter, a member of his group or a guest invited by him or by a member of his group agree not to hold  us  (apartments owners) responsible  or liable for any acts of outcomes connected with the use and occupancy of the property, including but not limited to injuries, damage, losses  from fire,  theft and criminal activity
  22. MAINTENANCE: Floralia Homes staff, has the right to access the property during the rental term, in order to carry out the indispensable maintenance required for the appliances or other.
  23. COMPLAINT In the unlike event  that you  have cause for complaint with the temporary accommodation, you must contact us at once so we can solve the problem on the spot. Therefore  it is a condition of the rental contract that we cannot consider any claim if this simple procedure is not followed
  24. TRAVEL INSURANCE: Guests are hereby advised to secure your own insurance policies cover any such loss or damage to your personal property within the contract agreement.
